Thinking about upgrading your living accommodations? Perhaps you need something with a little more space, or perhaps you’re ready to start living life in the lap of luxury in a waterfront condo. Whatever the case might be, it means selling your current home, and that requires knowing what your home in Miami is worth.

Know the Comps
The first step in determining your home’s worth is to investigate comparable sales in and around Miami. You’ll need to look for things like similar square footage, similar age, and a similar number of bedrooms and bathrooms. Make sure the neighborhoods are like your own (or that the homes are actually in your neighborhood). As a note, make sure you don’t include “for sale” prices in your research – only actual sale prices (the amount the buyer paid) should be used.

Winnow the Results Down
Once you have information about comparable sales in the area, you need to take a critical look at those homes. The goal is to eliminate any that are too dissimilar from your own. For instance, you might want to remove a home that’s on a cul-de-sac, if yours is located on a highway. You may also want to eliminate any homes that sat on the market unsold for a year or more, as this can be a sign that the sale price was not accurate (the owner may have dropped it to encourage a sale).

Finding the Average
When you’ve narrowed down your comps, it’s time to get the average sale price for a home similar to yours. You’ll need to add all the remaining sale prices together, and then divide that figure by the actual number of sales. This provides you with the average that a home like yours could sell for when put on the market.

Adjust as Needed
Of course, “similar” doesn’t mean identical, and your home likely differs from those that you counted in comparable sales. You’ll need to adjust for anything that adds (or detracts) significant value to your home that may not be present with those other homes. For instance, did you just invest $20,000 in a luxury kitchen upgrade? Did you pay $30,000 to finish out your basement into a luxurious family movie and game area? That price needs to be added to the average in order to get a roughly accurate listing price.

Work with an Expert Realtor
Perhaps the single best option is to work with a professional realtor in your area. Real estate professionals have access to MLS listings, and have in-depth experience with home sales in your area of Miami. This can make valuing your home much easier.

It can also help when it comes to dealing with a professional appraiser, which will be insisted on by the lender backing a buyer interested in your home. It’s possible for an appraiser to come up with a lower value for your home, but if you can show him or her your own research into comparable sales and the value of recent upgrades to your home (backed by your realtor’s expertise), you have a chance of swaying them to your side.
